Strong interest likely in Macroom auctions

In and around the village of Clondrohid, a parcel of 36 acres is coming under the busy hammer of Macroom-based auctioneer Killian Lynch on April 7 at the Castle Hotel, Macroom.

The executor-sale property is presented to the market in four lots altogether. One block of 32 acres is separated by public roadway into Lots 1 and 2.

Lot 1 comprises 29 acres of land adjacent to the village in the townland of Caherkeegane.

The property stretches along the public road to the north and west of the village, bounded along its length by the public roadway (offering multiple access points) and with the River Foherish acting as a natural frontier along most of its southern side.

To the north of this block of land lies the three-acre section comprising Lot 2. This parcel of land has the ruin of a dwelling on it and enjoys road frontage on virtually all sides and through it.

Lot 3 is the 32-acre portion sold as one, while Lot 4 is another piece of land — this time a four-acre block — located in the townland of Garrane in the heart of the village. It has an entrance off the main street and adjoins the local GAA pitch.

“The land has been neglected over the last 20 years,” says Killian. “The ground itself is actually good ground for the most part. It just needs to be all re-done entirely.”

Hard work never put off any farmer worth his salt and according to the selling agent, there has been no shortage of enquiries on this conveniently located property — notably on the 29-acre portion.

“There has been dry stock on the land for the last number of years,” says Killian of the land for which there are no entitlements.

As regards price, the 29-acre holding is quoting a figure of €230,000 to €240,000.

The three acres with the ruin is guiding around €40,000, while the four-acre holding has a price guide of €50,000.

This last value in particular might sound like a speculative one but Killian is confident, saying that he will be surprised if everything isn’t sold on the day, “given the interest that’s there already”.

“This property is a good size,” says Killian. “It’s not too big and not too small… It may even suit some of the under-bidders from other recent auctions that we’ve had in the area as well.”

Clondrohid — or Cluain Droichead in Irish — is right on the edge of the Muskerry Gaeltacht. It’s a strong community that has punched above its weight in terms of community spirit and enterprise and it can even lay claim to being the cradle of modern Irish literature: the famous Irish-language scholar Peadar Ó Laoghaire is a native of the area and is regarded by many as being one of the principal founders of modern literature in Irish.

Activity in this area about 7km north of Macroom is dominated by a mixture of dairying and dry stock and sales have been strong in recent times, with lands near this area being sold at auction for strong prices.

The most notable of these was the 49-acre holding near Coachford, mentioned in last week’s edition as having sold for €18,500/acre last November. More recently still, a 130-acre property at Liscarroll that was featured on these pages on the 11th of February has since received an offer and has gone to public auction also.

“The property is under offer now and the owner decided to go to public auction with it on the 31st of March in the Hibernian Hotel in Mallow,” says Killian.
